Holt Construction was selected as Construction Manager for (2) Phase of Construction
to build out several tenant spaces for Brookfield Properties.
As construction manager, Holt assisted in preconstruction phase and test fit phase assisting the landlord with several budget and design / build type exercises to attract prominent tenants to these areas. Holt assisted through SD, DD, GMP, and full construction phase.
The 4th Floor consisted of a full demolition of former Merrill Lynch Data Center, upgrade of all MEP systems, and full construction fit-out for Brookfield Place Site Offices, Brookfield Management Offices and TI Improvements for Olapac. Each space in itself had unique and modern finishes, custom glass fronts, and distressed wood panels at reception area, LED Lighting, custom millwork throughout. In addition to the inside of the space, there was an outdoor component patios and terraces for each of these tenants to use, this included new custom wood pavers and privacy screens.
The 26th Floor consisted fit-out of (4) spaces for different Tenants – Volant Trading, Spectrum Sciences, Sun Edison, and a pre-built space.
Each space had custom wood paneling at walls, open ceiling concept, exposed ductwork, polished concrete floor, custom wood flooring and carpet in board and conference rooms, a large kitchen pantry area leading to the setback and terrace of 26th Floor. The spaces were designed and built with open workplace seating and modern amenities for the staff.
