The 150,000 SF interior fit out comprised itself of multiple scopes of
work divided among the 4th and 26th floors of Brookfield Properties
at 250 Vesey Street.
Work included the demolition of the Merrill Lynch/Bank of America data center, Brookfield offices fit-out, base building “white box” for tenant fit-out, Pre-built office spaces, as well as restroom, elevator, and freight lobby upgrades. Holt provided Construction Management services, including detailed GMP’s broken out to several smaller GMP’s to manage numerous individual owner budgets. Because work occurred concurrently on both floors, the project required meticulous management of multiple milestone schedules and budgets simultaneously. In addition, the project’s fast paced schedule, as well as the 4th floor’s transition from data center to white box/office fit-out, challenged Holt’s ability to make adjustments quickly and resolve new issues efficiently, which we successfully accomplished.
