CBRE Columbia Property Trust
Holt Construction was working for Columbia Property Trust and reporting to CBRE management to renovate the existing 5,700 sf lobby space, which totaled $200.00 sf. This work started on July 2015 and was completed January 2016.
They wanted to give the space a face lift and make running the space more efficient. Fogarty Finger and Ass. and was the architect selected to take this task on. They focused on the ceiling lighting, and MEP’s in the ceiling as well.
To make this a more efficient project Holt chose to create a “dance floor” which is an architectural scaffold across the entire lobby. This was a creative way to divorce any work going on above without interfering with the normal everyday pedestrians using
the lobby or elevator banks, especially working during regular hours. This is also a time saver without having to moving separate baker’s scaffolds around the space. It is also a big plus for safety, so construction material will not be falling accidentally to the lobby floor. Perception for the tenants was easily handled as they knew there was construction going on but did not see any mess during the process, and viewed the finish product when removed.
The most important task that we took advantage of was to order the long lead items and monitor the delivery dates before we assembled the work scaffold. Items such as lighting, linear diffusers, and tile must be heading to the project the week of the demolition.
At the end of the project the client was happy with the new LED lighting and HVAC controls for moving air throughout. Mission accomplished.
