Holt was selected as General Contractor to complete the restack of office space for ConEdison at their corporate headquarters.
Phase I consisted on three floors (3, 8, and 24) were being handled simultaneously with little disruption to the other occupied floors. The project was successful for all parties, completed on time and within budget. Floor 13 followed with subsequent phases noted on the following tabs.
It should be noted on all of these projects that a common theme in 4 Irving Place is working on floors that are occupied without disturbing the occupants. Holt has been able to properly schedule and complete the work so that there is a minimal impact on the operations within the building. All the floors listed above had small sections of the floor that remained occupied through the entire construction process.
Project scope includes approx. 35,000 sq. ft. office renovation/fit-out involving 3 new air handlers plus retrofit to existing mechanical rooms. Open office space and several conference/meeting rooms.
16th/17th Floor renovation/demo | 70,000 sq. ft.
Con Edison Executive suite, including offices for Chairman, Vice Presidents, other Executives. Project involves (5) new Air handlers, a large atrium staircase connecting the two floors, high end wood/fabric/glass finishes throughout. Project scope includes demolition of the existing 17th floor data center, including reclamation of approx. 2,000 gallons of glycol, and reclamation of existing halon system. Set to complete in early 2017.
19th floor abatement/sprinkler/demo project. Project scope includes removal of asbestos throughout 19th floor, installation of new sprinklers, new HVAC, new lighting, and new ceilings. Scheduled to start in the next 2 months, to be completed in later 2017.
