Simon Property Group, in need of renovations, upgrades and repairs to the shopping center chose Holt as we have had a successful history with the client. Working with their Construction Manager allowed us to be flexible when it came to recommendations in design changes for quick turn-around.
One of the main logistical challenges was to maintain access to all stores for employees and customers while mitigating safety precautions as construction was on-going. This required a collaborative approach with all construction trades and owner.
The project included excavation, hardscape, masonry, artwork installations, fountains, gazebos, restrooms, a massive food court, finishes and landscaping. All site utilities were improved and expanded throughout including; sewer, storm, water, gas and electric. New access roads and parking lots were resurfaced and over 100,000 SF of retail space was built for client leasing.
Holt utilized detailed value engineering along with daily collaboration with construction representatives to minimized costs. This allowed us to work within the owner’s budget and ultimately achieve the desired level of finishes. The responsiveness of the owner along with a specifically curated subcontractor base, allowed the project not only to be on budget, but also completed on time in just over 3 years.
Understanding that a retail space exemplifies a client’s brand, Holt has built nearly 10 million SF of space including specialty, luxury and jewelry stores, in addition to Bank branches and other retail spaces.
