40 Fulton Street Lobby Renovation

Concentrated in NYC, the nation’s key market, Vornado Realty Trust has displayed a vigorous portfolio and selected Holt to carry out the renovation of its 40 Fulton Street building lobby. With a goal to fulfill the needs of the client and stay on schedule, Holt Construction led weekly sub meetings and coordinated with building vendors and subcontractors.

 

The scope of work saw the relocation of the existing concierge desk in addition to the demolition of the space from the east- to west-sides. Completed over the course of one weekend, the team also provided upgrades to the Century Building elevator, TSBA controls, fire alarm systems, security systems and installed permanent power. A multi-phased approach was also implemented to the installation of multiple large-scale GRG columns within the confined space. The Holt team orchestrated a seamless operation with Century-Building elevator, National elevator cabs, and Wilkstone to install terrazzo in the completed elevators.

 

Requiring extensive coordination with several entities as a condition to the environment, the turnstile installation process left no room for error. The power feeds had to be properly located and the insertion called for a flawless execution, as the trench was located under finished terrazzo flooring. The installation also involved a staining process to produce a bronze finish identical to the existing bronze applications featured throughout the space. The team also refined the existing limestone, completed Dekton and light fixture installations, and coordinated with other collaborators to complete all metal, glass, and steel work. Safety was essential, as our team developed a six-phased approach to the demolition process to maintain a safe environment for tenants and guests. High tenant volume and a constant flow of pedestrian traffic highlighted the need for a formidable safety plan, as well as a highly calculated approach to construction.
