Medical Office Building

Hackettstown, NJ

Holt Construction partnered with the client as construction manager to complete the medical center, Medical Office Building.

The general scope of the project consisted of demolition of the existing physicians practice, and buildout of a new multi-specialty practice including pulmonary, cardiac, endocrinology, and diabetes exam rooms and nurse’s stations. Sprinkler heads were relocated, but the plumbing and HVAC were all new, as was a new roof top air handling unit. Corian countertops were installed at all nurse’s stations with millwork tops and sinks with mosaic tile backsplashes. Decorative pendant light fixtures at the check-in and registration, with two micro ring luminaire light fixtures in the patient lounge. In total, eighteen exam rooms, three patient toilets, two staff toilets, one equipment room, conference room, multi-purpose lounge, business office, shared patient lounge and check-in were constructed in addition to, three nurse’s stations, four offices, and two check-outs.

The original space was a Class III Infection Control room which required demolition personnel to cover containers with tarp to control for dust while carting out. Holt had to install a negative pressure HEPA fan and ICRA panels at all entrances to the work areas, sealed appropriately to control cross contamination. A media filter was installed at the existing return ducts that occupied the work area, to control construction dust and its’ entering the existing HVAC system, which was still feeding the surrounding offices. The North and East wings of the medical office building were occupied with hospital staff from various departments which required cooperation between construction and tenants. It was rare that Holt had to interfere with their day-to-day activities, however the hallways were protected and signage alerted visitors to construction activity.
