Holt worked closely with the development and design teams in the preconstruction phase and through a Value Engineering phase to ultimately arrive at a GMP with the client. Phase 1 involved the installation of new hardwood flooring inside a 4-week schedule. Phase 2 involved completing the project turnover in an aggressive 14-week schedule despite heavy coordination of multiple trades and finish materials that were not finalized until 5 weeks from turnover. This involved many original and custom features including custom millwork packages, banquettes, phone booths, dining nooks, wall coverings, artwork, and a light fixture package with over 40 different fixtures. New bathrooms, mechanical systems, fire alarms, security, and a sophisticated AV & IT system spread out over the 2-floor build-out.
